MARKETING
RPM Hawaii's aggressive marketing approach minimizes vacancies by maximizing exposure to prospective tenants, and responding to inquires promptly. With RPM Hawaii your property is marketed on all major rental sites like Zillow, Trulia, Apartments.com, Hotpads, Craigslist, and of course our own Rental Search page. Our ads feature numerous wide angle photos, detailed property descriptions, rental terms and more. RPM Hawaii believes strongly in the power of great marketing. So much so that we will pay for professional photography of your rental property.
RENTAL PROCESS
When a prospective tenant is interested in your property, RPM Hawaii conducts a thorough screening process. Our screening starts from the moment a prospect contacts us. If we feel they are the right fit we then proceed with credit and criminal background checks, employment, asset, and ID verification. If approved we then prepare the rental agreement based on terms agreed to by our clients in the management agreement. Our advanced technology integration allows us to thoroughly screen an applicant, digitally draft the rental agreement, and collect the security deposit via EFT within a matter of minutes if needed. RPM Hawaii manages properties on Oahu including Honolulu, East Honolulu, Kailua, Kaneohe, Hawaii Kai, Mariners Ridge, Niu Valley, Aina Haina, Hawaii Loa Ridge, Waialae Iki, Kahala, Diamond Head, Waikiki, Kapahulu, Kaimuki, Palolo, Manoa, Moiliili, Makiki, Kakaako, Ala Moana, Salt Lake, Waipio, Waipahu, Ewa Beach, Kapolei, Mililani, and more.
ACCOUNTING
Our systems combined with our web based management software enables RPM Hawaii to maintain comprehensive financial records for your property and make them readily accessible to you. Your income statements, financial reports, copies of invoices and more are available to you online 24/7. This makes it easy to track your income and expenses, especially at tax time. Just a few clicks on our website and you can have income and expense statements in a variety of formats. Have a question? Just contact us through your own web portal for a prompt response.
MAINTENANCE AND INSPECTIONS
Between RPM Hawaii managers and our valuable vendors, we perform inspections of all properties we manage at the time we take on management, before a new tenant moves in, before agreeing to renew an existing tenant's rental term, and after a tenant moves out. If a problem is identified, RPM Hawaii determines action needed to make it right, and coordinates with vendors and where necessary the owner to get things expedited quickly. We firmly believe pro-active maintenance avoids costly future repairs, and well maintained properties attract and retain quality tenants, resulting in maximum income and minimal vacancies for our clients. When applicable, we hold tenants accountable for repairs that are their responsibility.
MANAGEMENT FEES
Our Management fee is 10% of the rent collected. We have no marketing or advertising fees, and there is no fee when your property is vacant, and no fee to owners for rental renewals or extensions.
For rental terms of 6 month or more, there is a tenant placement fee of 10% of the monthly rent amount deducted from the 1st month’s rent.
For short term rentals (1-6 months) there is a tenant placement fee of 20% deducted from the 1st month’s rent.
Our initial set up (Reserve) amount is $500 for most properties. This is fully refundable if you ever terminate management with HPM.
We offer services for filing Hawaii General Excise Tax on owners behalf as well. If you choose to have RPM Hawaii do this service for you it is $50 per filing (typically 3 or 5 filings are required per year depending on the rental income and tax liability).

Matt Brummel is President and Principal Broker of RPM Hawaii. He oversees the management operations and runs the day to day business. Matt’s strong property management, leadership and sales culture skills help the company offer professional property management services with a commitment to service excellence.
Prior to starting RPM Hawaii, Matt ran Honolulu Property Management and was responsible for over 1,000 rental properties. As the President and Principal Broker of HPM he was able to bring efficient systems and procedures that helped double the size of the company while bringing more value to the rental owners. Before being recruited to run HPM Matt was an accomplished real estate sales professional at Coldwell Banker Pacific Properties, winning numerous accolades for his persistent hard work. Matt managed a team of agents who received all leads from the company’s website, increasing sales volume by nearly 25 percent despite the falling real estate market during that period from 2007 to 2009. He has produced outstanding results for Coldwell Banker for nearly 13 years in various roles including Internet Sales Manager and Previews© Property Team Member.
